    Currently have an fha loan and definitely looking to refinance to something lower (at least the 1% you mention). We have 17% equity so far and I am wondering if refinancing, putting the other 3% in to lower pmi is a good idea. My biggest concern is, if we do that, we won't have much $$ left towards closing costs. If we ask to roll the closing costs into the loan, wouldn't that then lower our equity to under 20%? I'm not entirely sure how this works.

    While I am currently in the underwriting stage with a conditional approval, one element that surprised me was the request for details about Zip/Quad pay. It's worth noting that some lenders may ask for Truth in Lending Disclosures for any withdrawals made from Zip/Quad pay.

I remember when I was looking at homes in 2009, one particular home my agent told me that the seller was willing to put more money towards closing cost, but I didn't care because the purchase price was too high and I didn't like the house. It's good to understand these terms.

    I do not want to close at the price that i wrote and offer on... the house was 157,000 but now worth 134000 I have a closing in few days... I also got a new job and did not tell lender....I not comfortable buying the house at 20,000 more than what it is valued at...30 days ago i got appraisal for 10,000 0ver but now it dropped in value by 20,000 can i get out of the closing with a information I changed jobs...

      How do you know the value dropped $20K? You don't have to close but there are likely penalties like losing your earnest money and possibly be liable for commissions. Talk to your agent, if the house is not worth the appraised value...you can bring that up to the lender and they make look into revising the appraisal.

      If you are able to pay them off, go ahead. But make sure you have an emergency fund so you don't just get right back in debt with no money saved.

    I don't have a choice in my case. I need that house I'm on contract with, yet this seller from commiefornia doesn't give a rats' rotting anus. This seller has been a pain in the butt so far. Delayed until the contract almost expired before they accepted and now they won't close as agreed upon at the first date. Considering the fact that I'm losing money every time we do this song and dance I would ask an attorney for specific performance + puntative damages for lack of communication, pain and suffering, and all attorney fees of the buyer for the seller to pay. I'm a first time home buyer and I'm already in the red for an unreasonable apartment complex and due to a clerical error on their side want an extra 2 grand for failing to notify 60 days after they said I only needed 30 days of written notice. The seller is going to pay for this. Since they are some sort of bigshot in commiefornia I think she can afford 1.5 million dollars in puntative damages.
